The majority of deficiencies found are smoke detectors and GFCIs. <br />He also went over some changes that will be enacted when we adopt the 2015 IRC and IBC 2015 <br />codes in late March. Among those changes: <br />1. The IRC will require carbon monoxide detectors immediately outside the bedrooms for <br />any home that has an attached garage and/ or gas -fueled appliances; currently they <br />don't need to be hard -wired. Since most builders provide these now, we don't expect <br />much pushback. <br />2. All habitable stories are required to have at least one egress opening installed. <br />Basements that are finished, currently without an egress opening in place, will need to <br />install an opening at the time of basement finish. <br />3. The IRC will also require that drywall be placed on all types of joist structures, <br />regardless of size or type of material. <br />4. The building staff and fire marshal will be discussing whether to include garages, <br />covered decks, covered front stoops, etc. in the 8,000 sf aggregate for sprinklers. <br />5. Under the IBC, Group E occupancy will now require storm structure (area that will <br />withstand tornadoes, etc.) that will house all occupants. It's doubtful we'll have a school <br />any time soon, but will affect the possible firehouse/police department buildings. The <br />City will exempt remodels/additions to schools. <br />
