STAFF REPORT
CITY OF CLIVE
Public Works Dept. • Building 8 Zoning Dept.
Park 8 Recreation Dept.
9289 Swanson Boulevard
Clive, Iowa 50325
(515) 223-6230
FAX (515) 223-6013
To: Planning & Zoning Commission Prepared by: Greg Michel
Re: Briggs site plan amendment Date: July 17, 1991
GENERAL INFORMATION:
Applicant: Briggs Corporation
Requested action: Site plan amendment for
parking lot addition
Location: 7887 University
Existing land use and zoning: Briggs Corporation; C-2 & FF
zoning
Surrounding land use and zoning:
North - Single family
residence (Owned by
Briggs); R-2 zoning
South - University Blvd.;
M-1 zoning
West - Commercial; C-2
zoning
East - MultiPlex;
C-2 zoning
BACKGROUND
Briggs Corporation is proposing to install 28 additional employee
parking spaces on the north side of their existing parking lot. On
July 19, 1990 Council approved the rezoning from R-2 to C-2 to allow
this parking lot addition. Additional parking is the only
modification being constructed at this time. At a future date,
Briggs is considering expanding the existing building square footage
and adding more parking to the north.
ANALYSIS:
The only work proposed at this time is the addition of a 25 feet by
280 feet strip of asphalt to the northwest parking lot. Also, a new
access will be installed onto 80th Street. A total of twenty-eight
10 by 20 parking stalls are proposed. According to the ordinance
the existing facility would be required to have 95 parking stalls of
which 207 are provided. At this time the number of parking stalls
proposed is an addition to the existing parking facility and no new
building square footage will be added.
