Due to the constraints of the property (floodway and sanitary sewer <br />easement), there is limited room to allow for the proposed addition. The homeowner stated <br />there is significant hardship due to the limited area available to him for the addition to his <br />home. There is a 30' sanitary sewer easement that runs diagonally southeast into the yard <br />making it difficult to add onto his home to the north and northeast. Additionally, <br />approximately 40% of the property (rear yard to the north-east) is impacted by the <br />regulatory floodway which does not allow for any fill or improvements that could impact <br />the conveyance of floodwaters. <br />The board members agreed that a hardship exists due to the floodway and sanitary sewer <br />easement, and that the proposed addition would not negatively impact the adjoining the <br />property owners. <br />MOTION WAS MADE BY MILLER, SECONDED BY FORTE to grant the variance as <br />requested to Section 11-6-7 - Dimension Regulations (Minimum rear yard depth) <br />Case #17-1009, 1673 NW 91st ST <br />VOTE: YES - UNANIMOUS <br />Application #17-1016: 8383 University BLVD, Variance to Section 11-4-8E: Domesticated <br />Animal Runs <br />
