PLANNING AND ZONING <br />MEETING MINUTES <br />August 22, 2017 <br />KADING CALLED THE MEETING TO ORDER AT 5:30 P.M. <br />Clive <br />Community Development <br />1900 NW 114th ST <br />Clive, IA 50325 <br />(515)223-6221 <br />(515)457-3091 Fax <br />www.cityofclive.com <br />PRESENT: BENJAMIN, BANNISTER, DIKIS, BRAUER, HARRINGTON, KADING <br />ABSENT: HAVERMANN <br />STAFF: PFALTZGRAFF, RIVERA, GRUTZMACHER <br />MOTION WAS MADE BY BANNISTER, SECONDED BY BRAUER to approve August 8, <br />2017 meeting minutes <br />VOTE: YES - UNANIMOUS <br />Case #17-1023: Service Master Rezoning <br />The applicant is proposing to add an existing building, the adjoining parcel which is owned by <br />the applicant does not carry the appropriate zoning classification to allow for the addition. <br />They requested rezoning for approximately 614 sf (approximately 6') of an adjoining parcel to <br />allow for the construction of the addition. They chose not to rezone the whole parcel to reduce <br />the consent boundary (more signatures needed). Additionally, this will assure the residents <br />there is no intention to develop commercially at this time. Parking will be added to the <br />residential area which can be constructed without rezoning to C-2 due to certain provisions <br />contained within the parking chapter that allow for an encroachment of no more than 100 feet. <br />MOTION WAS MADE BY BRAUER, SECONDED BY DIKIS to recommend approval <br />Rezoning from R-1 to C-2 for Case #17-1023 subject to staff comments. <br />VOTE: YES - UNANIMOUS <br />Case #17-1022: Courtyards at Shadow Creek Site Plan <br />The applicant requested approval of site plan to allow for the construction of a detached <br />townhome development consisting of 91 single family association dwellings and a clubhouse. <br />Each unit will have a 2 car garage, as well as 29 off-street parking stalls that will be provided for <br />visitors. The project is essentially the same as when presented to the commission on April 25, <br />2017 during the rezoning process. <br />Several unit types will be available and 5 color options to choose from. The applicant established <br />rules stating that no elevation/ color can be repeated next to the same unit and minimum square <br />footages of have been mandated. <br />There will be a temporary sales office with electricity, but no plumbing; once the clubhouse is <br />completed, the temporary sales office will be removed from the site. <br />
