They then received approval to construct a <br />new warehouse facility on the vacant property east of the existing warehouse and office <br />buildings. The applicant is in the process of requesting approval for the rezoning for a small <br />area in the adjacent R-1 district to allow for a 4,700 sf addition to an existing warehouse; <br />they are now requesting Site Plan Amendment approval. <br />The site is located within the floodplain and has been designed in accordance with the floodplain <br />regulations. It should be noted that with the future adoption of the preliminary FEMA maps, the <br />base flood elevation will decrease. If the new flood maps are adopted before construction begins, <br />they will build at the new base flood elevation. <br />The exterior addition will match the existing facade and required parking will be provided. A <br />significant landscape buffer will be provided on the north property line to shield the R-1 <br />neighborhood. <br />MOTION WAS MADE BY HARRINGTON, SECONDED BY BRAUER to recommend <br />Site Plan Amendment approval for Case #17-1027 subject to staff comments. <br />VOTE: YES - UNANIMOUS <br />Case 17-1025: Angel Park Plat 07 Final Plat <br />Silver Oak Enterprises, LLC is the property owner/developer of the approximately 80 -acre <br />parcel generally referred to as Angel Park. They have obtained rezoning, development and <br />preliminary plat approvals to develop a portion of the property and are now requesting approval <br />
