The <br />Construction Drawings were subsequently approved the following November. Edgewood Plat 1 is generally located <br />east of 128th Street and directly west of Wellington Ridge Plat 2. Generally, Edgewood Plat 2 is defined as Outlots X, <br />Y and Z of Platl, located at the north ends of NW 124th and NW 125th streets. These lots were shown as outlots at the <br />time of the original platting because it was determined that sedimentation ponds would be required to prevent siltation <br />of the properties to the north as the plat is developed. It was anticipated that these outlots would be re -platted into 4 <br />single family lots at the time that the property to the north is developed. <br />At this time, the developer is requesting approval of the Final Plat for the three outlots to allow for four single family <br />lots. All lots are in excess of the 80 foot minimum width with a 35 foot setback shown. Lots range in size from 12,315 <br />to 19001 square feet, far exceeding the 10,000 square foot minimum. All public improvements are provided with the <br />except of a portion of pavement. That improvement is currently being constructed. <br />STAFF RECOMMENDATION: <br />Staff recommends that the final plat of Edgewood Plat 2 be approved, subject to the following condition: <br />1.
