This 6.034 plat is located on the eastern portion of the Mulcahy <br />property on NW 128th Street and is situated north of Edgewood Plat 1 and 2, just west of <br />Wellington Ridge. This plat includes 15 single-family lots within the R-1 zoning district. <br />Pursuant to our review of the Preliminary Plat, we have the following comments to offer: <br />1. This plat is served by the Universal Acres sanitary trunk sewer. By Agreement, the Mulcahy <br />property was responsible for 10.47% of the $224,850.63 total project costs. The eastern <br />portion of the property now being platted represents 60% of the total Mulcahy property. <br />Therefore, the trunk sewer fee for this plat is $14,125.12 which must be paid at the time of <br />final platting. <br />2. The Sewage Treatment Plant fee for this plat is equal to 15 lots times $1035 per single-family <br />lot which is equal to $15,525.00. This amount must be paid at the time of final platting. <br />3. The developer will be required to pay any remaining assessment for the University Avenue <br />water main project in full to the County prior to final plat approval. The amount of the <br />remaining assessment can be provided by Polk County. <br />4. This plat will be required to provide a park land dedication fee equal to 10% of the fair <br />market value of the land, based upon a valuation of $17,500 per acre. <br />5. This plat includes an offset cul-de-sac which is typically not desired. However, given the <br />location of the existing trunk sewer, this unique situation seems to be a reasonable use for <br />such a street configuration. <br />6. The approximate grades for each of the streets should be labeled on the Preliminary Plat. At <br />the time of construction drawing review, the developer's engineer will need to provide <br />additional topographic information across the Marasco property, including the west end of <br />501 S.
