The developer has develop the subdivision in a similar fashion as <br />Edgewood Plats 1 and 2. The property is currently zoned R-1 and is a part of Lot 9 of Universal Acres. All <br />lots are in conformance with the minimum required lot width (80 feet) and all lots exceed the minimum <br />requirement of 10,000 square feet. The building setbacks are shown in accordance to the provisions in the <br />Zoning Ordinance. <br />A majority of the plat improvements have been constructed at this time. The remaining punchlist items will be <br />completed prior to City Council approval. <br />This plat proposes the extension of two existing streets, NW 125th, which will terminate in a cul-de-sac, and <br />NW 124th, which will extend through the plat and eventually intersect with Lincoln Ave. This plat will be <br />served by the existing Universal Acres Sanitary Sewer. An extension of that sewer will service the lots on NW <br />124`x' St. Storm water will collect in a detention basin in the NW comer of the plat. The individual property <br />
